After Subject Removal
File Requirements
After subject removal, you might get computer generated emails from the conveyancing department once a week with the following:

Request for buyer or sellers lawyers info

Request for copy of the PDS signed by buyer
-
“Approved for payout,” if you see this on the file requirement, that means Sheila has not approved the file for payout because you are missing documents.
Conveyance Packages
Conveyance Packages Once we receive the firm sale, deposit (if applicable) and both buyer & seller’s conveyancer we will send the package to your client’s conveyancer. Depending on the urgency of the closing date (<14 days), the files will be sent to the conveyancers within a few days of receipt of the above. You and Sheila will be cc’d on the email to the conveyancer.
Completion
When we receive notification that a completion has happened we will email you and Sheila the completion notice from the lawyer.
Client Deposits - 3 Methods
1.Etransfers

First, for clients to pay deposit, we have set up two email addresses to use:

Terrace and Prince Rupert agents please have your clients email coastmountainsdeposit@gmail.com.

Kitimat agents have your clients email kitimatdeposit@gmail.com

No password is required, each email is setup on auto-deposit

Have your client put the property address in the memo field
2.Direct deposit
-
This will continue to work as normal
3. Physical Cheques
-
Physical cheque - please continue to drop off at the office as normal
Getting Paid
Please make sure to have the direct deposit form submitted to us along with a copy of your void cheque. Once we are in possession of the full amount of commission, the funds will be processed to you as quickly as possible. Once they are sent to you, it should take 1-2 business days to reflect in your bank account
The Vancouver conveyancing department will send you a transaction record sheet (TRS). This sheet will show the commission you are getting so please check for accuracy.
